Our original and core investment fund has a board mandate that allows us to customize a multitude of financing solutions to meet our clients’ needs.
TARGET TRANSACTION SIZE:
$2,000,000 to 20,000,000 with the ability to provide additional capital if required.
Structure:
Typically, a form of debt or higher ranking security in the capital structure with an initial term of 3-24 months.
Return enhancements may include a conversion feature, warrants or royalty.
Condominium Construction Mezzanine Debt: Mezzanine debt financing for the construction of a two-tower mid-rise residential project located in Toronto.
West Palm Beach Condominium Project: Lead equity investment in partnership with the developer of The Bristol, a renowned condominium in West Palm Beach, to develop and construct a luxury condominium in downtown West Palm Beach.
Orlando Purpose-Built Rental Community: Lead equity investment in partnership with an experienced Florida developer and construction manager to develop and construct a garden-style mid-rise purpose-built rental community located in Orlando.
Convertible Debt to Public Cannabis Company: Structured convertible debt financing to Canada’s largest publicly traded cannabis retailer to help facilitate working capital needs as the company strategically positioned itself for significant growth.
Term Debt to Internet Service Provider: Wholesale financing provided to an Internet service provider located in rural Ontario for working capital purposes and to help scale the business.
Convertible Debt to Car Leasing/Financing Company: Structured convertible debt financing provided to a Canadian car leasing and financing company for growth capital to help scale the business.

The Private Debt Fund is focused on secured lending in the Real Estate Financial Services and Diversified Industries.
Typical Situations Include:
Residential Mortgage Lending for non-bank qualified borrowers.
Bridge Loans for Real Estate Acquisitions including Multi-Unit Residential, Retirement Home, Commercial/Retail, Office, Industrial and Leisure Properties.
Real Estate Development Loans for Land, Residential, Commercial/Retail, Office, Industrial, and Entertainment/Leisure Projects.
Acquisition and term debt financing for establish operating companies.

Industrial Land Loan: Land financing provided to a prominent industrial developer secured by a 60-acre industrial site located in close proximity to Pearson International Airport for the purposes of developing brand new AAA industrial buildings.
Term Debt to Consumer Lending Company: Wholesale financing provided to a programmatic consumer installment loan originator and servicer in the United States.

The Fund is focused on investments in North American digital infrastructure assets.
Typical Situations Include:
Project equity investments in existing or new development projects.
Growth equity investments in companies seeking to expand their infrastructure asset base.
Buyout equity investments in small/mid cap infrastructure companies.

EH!tel: An acquired telecommunications company and project equity vehicle dedicated to delivering high-quality technology and service to rural communities. EH!tel serves farms, villages, and small towns through staged public-private partnerships. The company successfully completed SWIFT (Southwestern Integrated Fibre Technology) projects and was one of two independent service providers deploying fibre infrastructure through AHSIP (Accelerated High-Speed Internet Program).
Bruce Telecom: Acquisition of a prominent telecommunications company with a rich local history, providing services to Kincardine, Tiverton, Port Elgin, Paisley, Southampton, Owen Sound, and surrounding areas since 1911. Bruce Telecom continues its legacy of customer commitment and reputation for quality service, offering a full range of residential and business telecommunications solutions, including home phone, internet, TV, and mobile services.
GBTel: Strategic acquisition of a trusted telecommunications provider delivering high-speed internet and phone services to rural areas within Grey and Bruce Counties since 2005. GBTel remains dedicated to strengthening regional broadband networks and meeting the growing demand for reliable, high-speed connectivity that inspired its inception to bridge the digital divide.
Axle Telecom: A telecommunications company committed to connecting small, underserved rural communities through a Universal Broadband Fund (UBF) project equity investment. The project deploys a 1,142 km fibre network delivering high-speed internet, TV, and phone services to more than 11,000 unserved and underserved homes in Northumberland County. This initiative represents a public-private partnership between the Canadian Infrastructure Bank, Northumberland County, the Government of Ontario, and the Government of Canada.

Focused on acquiring development assets, including residential, commercial, and self-storage, principally in the Greater Toronto Area (GTA) and Golden Horseshoe region of the province of Ontario.

Leveraging under-utilized real estate assets to generate long-term returns through re-purposing and re-developing to their highest and best use.

Up to $50,000,000 in equity in any single project with maximum project leverage of 75%.
Port Credit: Lead equity investment in a strategic land acquisition in partnership with a local developer adjacent to the Port Credit GO and Hurontario LRT commuter rail stations for the purpose of developing and constructing a two-tower high-rise residential project.
Oakville Transit Lands: Lead equity investment in a strategic land assembly across from the Oakville GO and VIA commuter rail station, the second busiest commuter rail station in Ontario for the purpose of developing and constructing an 11 tower master planned transit oriented community.
Mississauga: Lead equity investment to acquire a prime development site in partnership with a local developer, steps away from both the Cooksville GO and Hurontario LRT commuter rail stations, for the purpose of developing and constructing a three-tower high-rise residential project.
Toronto Eglinton LRT: Lead equity investment in a strategic land acquisition in partnership with a local developer, adjacent to the Keele & Eglinton LRT commuter rail station, for the purpose of developing and constructing a high-rise purpose built rental project.









The Multi-family Fund is focused on acquiring, owning, operating, and stabilizing a portfolio composed of multi-family real estate located primarily in the Greater Toronto Area (GTA) and Golden Horseshoe region of the province of Ontario.
Typical Situations Include:
Partnering with experienced multifamily residential owners/operators , and professional asset managers, seeking a financial partner to acquire or develop rental properties.
Purchasing fractional interest from existing owners.

North Toronto: Lead equity investment in partnership with a multi-family operating manager to acquire a mixed rental community in North Toronto consisting of a high-rise, town homes and excess developable land.
Mid-Town, Toronto: Lead equity investment in partnership with a multi-family operating manager to acquire a fully vacant apartment building in Toronto and implement a complete renovation and re-tenanting program.
King West, Toronto: Lead equity investment in a land acquisition with a heritage component in partnership with one of Canada’s largest rental property owner/managers in Toronto’s King West neighbourhood for the purpose of developing and constructing a purpose-built rental apartment building.
Yonge & Wellesley, Toronto: Lead equity investment in partnership with one of Canada’s largest residential rental asset/property management firms to acquire a high-rise rental apartment building in the heart of downtown Toronto, steps away from a TTC subway station.
